Garage Floors



Chas.......in theory, I agree.  The stone base should be adequate (3-4")
and compacted, expansion joints in place as required (40' max slab length
or 1000sq ft max slab area), isolation joints at walls, a 6-8 mil
uncompromised vapor barrier and the concrete should have a minimum
compressive strength of 3000psi (@ 28 days).  However, not many architects
care much about the garage area to spec this out.  Most homeowners are
lucky if their architect gives them a 20 amp circuit to the garage.
Commercial plans get far more attention than residential.

Many of the quartz epoxy coatings come with a 10-20 yr guarantee.  I've
never seen water damage from beneath the floors (I''m sure it happens) but
I have seen a fair amount of settlement cracks because of inadequate base
(some were poured on sand with no gravel base).   If the floor is too far
gone, it will have to be properly replaced if the homeowner plans to do any
serious work or use any heavy equipment in the garage/workshop.  SD
